Drive to this beachfront property on Isla Colon ,Bocas del Toro in 30 minutes or so.   The land is located farther down the private road, beyond the gate in Vista Drago.

The property has an entrance,  and gains elevation as you drive in toward the water. The home site found there is one of the more elevated sites along the north Del Drago coastline.

Property Size:     33,507 M2 w/ approx 460 ft of beachfront. This clean ROP,  3.35 hecs is just over 8.25 acres. Most of property (approx 75-80%) is on beach side of the road, w/ only a thin triangle of the pie-shaped property extending into the forest on the non-beachside of road.  The property is one of the most forested parcels out there, with many large trees on both sides of the entrance. 

The property has 2 structures--- a casita & a pavilion. Both were constructed approx 9 years ago, and have been not maintained after some  theft & damage occurred--- about 6 yrs ago. Both foundations for the 2 structures are in good shape. The property has a long entrance that required many truckloads of caliche fill. The entrance requires a 4-WD vehicle.

 There are nice views of the water & of Swan Key/ Bird Island.   The elevated home site is not a vertical cliff, but slopes very steeply toward the water. Only on the far left/ the west side of the property, you can walk down to the sea.  There’s a small area of rocky beach & a small spring on the property there.

The elevated home site reduces the amount of salt spray that can occur during rough offshore weather, compared to sea level homes on or near the beach. This can reduce the amt of constant maintenance needed. Also, the elevated site sometimes catches more of the offshore breezes. So it can be a bit cooler than at sea level, and with less of the biting insects that occasionally can be a problem everywhere on Bocas.

 Most people think they want to build & live on the beach. Like everything, it’s a trade-off.

The property entrance and the area around the 2 structures have just been cleaned. There is a locked gate at the entrance. United Country has a key to show. 

When the casita and the pavilion and the entrance were done, the total cost was almost $90,000. After the recent cleaning both structures were found to be in better shape than anticipated. The casita will require work to make it livable. It was slowly stripped of everything that could be carried away. But the  foundation and walls are sound.
